How do you determine the right HVAC system size for a new home?

Accurate sizing of HVAC systems is achieved through the implementation of professional load calculations, most notably the ACCA Manual J method. This approach evaluates the specific thermal characteristics of a building, as opposed to relying on general “rules of thumb” or simplistic estimates based solely on square footage.

Manual J load calculations represent industry-standard assessments developed by the Air Conditioning Contractors of America (ACCA) to ascertain a home’s specific heating and cooling requirements. These calculations evaluate several critical factors, including insulation, window specifications, building orientation, and climatic conditions. By employing Manual J calculations, HVAC systems can be accurately sized, thereby mitigating inefficiencies, reducing energy expenses, and addressing comfort-related issues that may result from oversizing or undersizing.

In Texas, all new residential HVAC installations must meet a minimum efficiency of 14.3 SEER2 (South Region standard). However, to qualify for utility rebates from providers like Oncor or Austin Energy, systems typically need to reach 15.2 SEER2 or higher. Additionally, as of January 1, 2026, federal regulations require all new systems to use low-GWP (Global Warming Potential) refrigerants, such as R-454B or R-32, replacing the old R-410A.
